There can be a lot of bills and receipts to juggle for even one property yet alone a portfolio of properties. In order to keep on top of it and not leave it to the last minute in a shoe box, we either download each bill from utility companies and city tax websites, scan individual expense receipts and enter them into an electronic accounting system each month. We file the receipts to our online filling system to which you have access to. We can generate quarterly reports and yearly tax preparation reports for your accountant.

Tenant Management
Handling tenant request can be a time consuming task. We take care of all the interactions and communications with each tenant. Request can be receipts for payments for income tax purposes to maintenance request to noise complaints. We can handle it all leaving you piece of mind that your investment is well looked after. Happy tenants means they will be proud of were they live and take great care of the unit.

Renovations Project Management
There are many moving parts to be aware of during a renovation project. Ensuring that proper permits are in place to coordinating constructions contractors and city and trade inspectors are vital. Developing a renovation plan and scope of work detailing individual renovation task is critical to get the renovation completed on time and on budget. We can develop this scope of work and execute the plan from cradle to grave ensuring that your renovation dollars are maximized.

Property and Unit Inspections
Regular unit and property inspections are a vital part of our service. It’s critical for maintenance planning, maintaining strong relationships with the tenants and ensuring there is no illegal activities in your properties. As well during these inspections for defects, we’ll also check and ensure smoke and CO detectors are functioning to meet building insurance requirements. Inspections are carried out on a regular basis with a minimum of bi-annual basis. We have developed a 120 point inspection that we carry out each and every time we perform a unit and property inspection.
